How ‘owning your own village’ works

Each year elections are held among residents for six places on the Residents Committee and three places on the Board of Directors. This allows residents to be fully involved in any big decisions, without being bogged down in the details of running a large village.

Day to management is handled by the on-site manager, while financial administration and compliance is taken care of by the experienced Karaka Pines Villages admin team based in Tauranga.

Living at Roseland Park Village

Roseland Park Village is located a short stroll from the magical Hamilton Gardens and Waikato River. A small shopping centre for your essentials is moments away and the main Hamilton East shops are a five minute drive. But having a car isn’t a necessity, because a bus stop is handy to the village.

A favourite feature of the village among people lucky enough to live here is the Pavilion. As the focal point of the village, it provides a convenient venue for socialising with other residents or family and friends. You can even hire it out for a small fee for larger gatherings like birthdays and anniversaries.

But of course you can be as involved in community life in the village as much, or as little, as you like. It’s your home, so it’s entirely up to you.

As rewarding as living at Roseland Park Village can be, it doesn’t mean you’re disconnected from the wider community. Many people who live in the village are closely involved with local sports and social clubs, and some are still working and running businesses.

Village fees

The residents at Roseland Park Village own the village through a non-profit making company governed by residents serving on the Board of Directors.

The Directors set a monthly fee that covers the regular ongoing costs of running the village, which include rates, insurance and day to day running costs, including the salaries of the village manager and maintenance officer. The fees vary by unit size but with weekly operating fee starting from $130p.w. and with a monthly village renovation fee of $50. In total just a little $600 per month.

When you sell your home at Roseland Park Village a small amount is retained from the selling price to pay for the provision of shared facilities like the Pavilion and gardens. This fee is 4% of the sale price.

Like all properties that come under the Karaka Pines Villages umbrella, when the time comes to sell, you are the one who benefits from the capital gain in your home, not the management. We think that’s only fair.
