Here, you benefit from both any capital gain in your home and pay a low 4% fee when you choose to sell.
This unique arrangement exists because residents share in the operation of the village through a special structure. Residents are supported in the running and administration of the property by an on-site manager and the Karaka Pines Villages team.

How ‘owning your own’ village works
Each year, elections are held among residents for three places on the board of directors that operates the village, and six places on the residents committee that represents residents in the village’s day-to-day management. This allows residents to be fully involved in any big decisions, without being bogged down in the details of running a large village.
Day-to-day management is handled by the on-site manager, while financial administration and compliance management is taken care of by the experienced Karaka Pines Villages team in Tauranga.
Life at Roseland Park
Roseland Park is located a short stroll from the magical Hamilton Gardens and Waikato River. A small shopping centre for your essentials is nearby, and the main Hamilton East shops are a five-minute drive away. Having a car isn’t a necessity, because a bus stop is handy to the village.
A favourite feature of the village among those who live here is the pavilion. As the focal point of the village, it provides a convenient venue for socialising with other residents or family and friends. You can hire it out for a small fee for larger gatherings like birthdays and anniversaries.
At Roseland Park, you can be as involved in community life as you like. It’s your home, so it’s entirely up to you.
As rewarding as living at Roseland Park can be, it doesn’t mean you’re disconnected from the wider community. Many people who live in the village are closely involved with local sports and social clubs, and some are still working and running businesses.
Leave maintenance behind
Most people have better things to do than spend time on home maintenance. That’s why the homes at Roseland Park are built with long-life, low-maintenance materials – mostly brick and tile. We also have an on-site maintenance officer whose job it is to ensure the village is kept to the highest possible standard.
Comfort and style
You’ll stay cosy year-round at Roseland Park. Warmth is assured by the north-facing aspect of all homes, insulation and energy-efficient heat pumps, plus solar panels are installed on the roofs to help keep power costs down. All fixtures and fittings are premium quality, so they’ll stay looking good and in working order for the years ahead.
Village fees
The residents at Roseland Park own the village through a non-profit company governed by residents serving on the board of directors. The directors set a monthly outgoings fee that covers the regular ongoing costs of running the village, which include rates, insurance and day-to-day running costs, such as the salaries of the village manager and maintenance officer. Fees vary according to unit size.
A small monthly renovation fee is also charged. This fund ensures the long-term upkeep of the village, so you can be confident your community will remain in top condition.
When you sell your home at Roseland Park, a small amount is retained from the selling price to pay for the provision of shared facilities like the pavilion and gardens. This fee is 4% of the sale price. Like all properties under the Karaka Pines Villages umbrella, when the time comes to sell, it’s you, not management, that benefits from the capital gain in your home. We think that’s only fair.
